These Terms of Service (“Terms”) apply to https://rodentcontrolmissionviejo.online and to services provided by Rodent Control Mission Viejo LLC, trading as Rodent Control Mission Viejo (“we”, “us”, or “our”). You accept these Terms when you use the site, request an inspection, or approve a quote. Do not use the site or approve service if you do not accept these Terms.
1. Services we provide
We provide residential and commercial rodent control services in Mission Viejo, CA and surrounding communities, including inspection, trapping and removal, structural exclusion, sanitation and cleanup, and ongoing monitoring. All work is performed in accordance with applicable California law and label directions for any product used.
Descriptions of services on this website are general in nature. The scope of work for your property is defined by the written quote and service agreement issued after your inspection, which takes precedence over any description on this site.
2. Inspections and quotes
- Initial rodent inspections are provided free of charge and carry no obligation to proceed.
- Quotes are flat-rate, issued in writing, and valid for 30 days from the date of issue unless stated otherwise.
- Quotes are based on the conditions observed and accessible at the time of inspection. If concealed conditions are discovered during the work, for example damage inside a wall cavity, or areas that were not safely accessible during the inspection, we will stop, explain the finding and issue a revised written quote for your approval before continuing. You will never be charged for additional work you have not approved in writing.
- Access limitations (locked areas, blocked crawlspaces, unsafe roof conditions, stored belongings preventing entry) may reduce the scope of work we can perform and are excluded from any warranty.
3. Scheduling, access and your responsibilities
You agree to:
- Provide safe and reasonable access to all areas included in the scope of work.
- Secure pets and inform us of children, pets, allergies, sensitivities or medical conditions relevant to the service before work begins.
- Follow reasonable preparation instructions we provide (for example clearing access paths, removing stored items from a crawlspace, or emptying affected cabinets).
- Not tamper with, move or remove traps, bait stations or exclusion materials we have installed.
- Notify us promptly of any new activity, damage or concern so we can respond under the service agreement or warranty.
We ask for at least 24 hours’ notice to reschedule or cancel an appointment. Repeated missed appointments without notice may incur a trip charge, which will be disclosed before it is applied.
4. Payment
Unless your written agreement states otherwise, payment is due on completion of the work described in the quote. Multi-visit programs may be invoiced by stage, for example on completion of trapping, on completion of exclusion, and on completion of sanitation. We accept the payment methods listed on your invoice. Accounts unpaid 30 days after the invoice date may accrue interest at the maximum rate permitted by California law, and any warranty is suspended while an account remains overdue.
5. Warranty
Exclusion (entry-point sealing) work carries a written warranty for the period stated in your service agreement. If rodents re-enter the structure through an area we sealed during the warranty period, we will return and re-treat the affected area at no additional charge.
The warranty does not cover:
- Entry points that were inaccessible, excluded from the scope, or declined by you in writing.
- New openings created after our work by construction, remodelling, roofing, solar installation, landscaping, storm damage, pests other than rodents, or general deterioration of the structure.
- Damage caused by tampering with, removing or modifying installed traps, stations or exclusion materials.
- Conditions that materially change rodent pressure on the property, such as new food or harbourage sources introduced after service.
Warranty coverage is provided to the customer named on the service agreement and, unless expressly stated in writing, does not transfer on sale of the property.
6. No guarantee of specific outcomes
Rodent control is a biological service. While we work to defined professional standards and provide the warranty described above, we do not guarantee that any property will remain permanently free of all rodents or other pests, particularly where external pressure, neighbouring properties or site conditions are outside our control. Any statements on this website about typical timeframes, results or costs are general estimates based on our experience, not promises about your property.
7. Limitation of liability
To the maximum extent permitted by California law, our total liability arising out of or relating to our services or this website is limited to the amount you paid us for the service giving rise to the claim. We are not liable for indirect, incidental, consequential, special or punitive damages, including lost profits, loss of use, or damage to property arising from pre-existing conditions, concealed defects, or work performed by third parties. Nothing in these Terms limits liability that cannot be limited by law, including liability for gross negligence, wilful misconduct, or personal injury caused by our negligence.
8. Website content and intellectual property
All content on this website, including text, graphics, layout, icons, code and design, is owned by Rodent Control Mission Viejo LLC or used with permission and is protected by copyright and other intellectual property laws. You may view, download and print pages for your own non-commercial use. You may not reproduce, republish, scrape, or use our content for commercial purposes without our prior written consent.
Information on this site, including identification guides, prevention tips and pricing ranges, is provided for general educational purposes only. It is not professional advice for your specific property and should not be relied on as a substitute for an on-site inspection.

11. Changes to these Terms
We may update these Terms from time to time. The version published on this page on the date you engage our services governs that engagement. Material changes will be reflected in the “last updated” date above. Continued use of the site after changes are posted constitutes acceptance of the revised Terms.
12. Governing law and disputes
These Terms are governed by the laws of the State of California without regard to its conflict-of-law rules. Any dispute arising from these Terms or our services will be brought in the state or federal courts located in Orange County, California, and you consent to the jurisdiction of those courts. We ask that you contact us first so we have a fair opportunity to resolve the matter directly. Most issues are settled with a phone call and a return visit.
13. Severability
If any provision of these Terms is found unenforceable, that provision will be modified to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
